Agricultural Land Market in Ukraine: Prices Rise by 10% in March 2026
In March 2026, the agricultural land market in Ukraine demonstrated the highest activity and the largest monthly price increase since the beginning of the year. The average price per hectare reached 77,153 UAH, which is 10.6% higher than in February, when the figure was 69,780 UAH/ha. Although this level does not exceed the January record of 95,768 UAH per hectare, the March surge was the most significant throughout 2026. During this month, nearly 24,000 land transactions were concluded, which is also a record for the current year.

Regional Price Differences for Land
The cost of agricultural land in Ukraine varies significantly depending on the region. The highest prices are recorded in the Ivano-Frankivsk region — 173,500 UAH/ha, in Kyiv — 161,600 UAH/ha, and in Ternopil — 92,700 UAH/ha. Meanwhile, in frontline regions, such as Kherson, the price for one hectare is only 35,200 UAH, while the Zaporizhzhia and Sumy regions show a similar price level. The land market has long been divided into separate local economies, where the formation of prices is influenced not only by soil quality but also by proximity to combat zones.
In the six years since the market opened, the average price per hectare has increased by 67%. Legal entities, which are gradually increasing their presence, usually pay 30-40% more for land than individuals.
In fact, the land market in Ukraine has long ceased to be uniform — it is a map of separate local economies where the price reflects not only soil quality but also distance from the front line.
Price Forecasts for the End of 2026
Industry analysts expect that by the end of 2026, the average price per hectare of agricultural land may exceed the 100,000 UAH mark. Key factors for this increase include macroeconomic stability, rising demand from legal entities and foreign capital, as well as infrastructure development in the western and central regions of Ukraine.
However, there are also restraining trends in the market. For instance, the January peak of 95,768 UAH per hectare became a high point, after which a price correction began. A similar situation was observed in 2025, when a significant decline occurred in May following an April peak, dropping to 59,000 UAH. Land prices respond to seasonal factors: after the sowing season, activity decreases, and prices undergo correction.
For landowners, the current price of 77,000 UAH per hectare is advantageous, but not the highest. If the forecast of an increase to 100,000 UAH/ha in the fall materializes, it makes sense to hold onto the land for a while longer. At the same time, those who need funds now can take advantage of the significantly higher price compared to last year.
