Stabilization of the Agricultural Land Market in Ukraine in 2025: Prices and Trends

In 2025, the agricultural land market in Ukraine demonstrated stabilization and a gradual increase in prices. The dynamics of land value largely depended on the security situation in the regions of the country.

Price Situation and Regional Features

Key factors for buyers remained the quality of the land and its location. The most expensive land plots were traditionally found in the western and central regions. The highest prices were recorded in Ivano-Frankivsk region — up to 165,615 UAH/ha, in Ternopil — up to 126,068 UAH/ha, and in Lviv and Vinnytsia regions — over 80-100 thousand UAH/ha.

The land with the lowest value is located in frontline regions, particularly in Kherson, Mykolaiv, and Zaporizhia regions, where the price per hectare is 35-38 thousand UAH.

Sales Volumes and Market Structure

According to the Ministry of Economy, from the beginning of the year until mid-December 2025, 115.6 thousand land plots with a total area of over 340 thousand hectares were sold in Ukraine. Of this volume, 43,012 plots with an area of 128,212 hectares were sold to legal entities at an average price of 74,323 UAH/ha. Individuals purchased 72,597 plots with an area of 211,962 hectares, with the average cost per hectare being 47,246 UAH.

“Despite the military risks, in 2025 the agricultural land market maintained liquidity, demonstrated stable price growth, and established demand structure,” said Denis Bashlyk, Deputy Minister of Economy, Environment, and Agriculture of Ukraine.

In 2024, 106,669 land plots with a total area of 320,660 hectares were sold, with the average price per hectare being 46,678 UAH. In the autumn of 2025, land prices increased: in November, the average cost per hectare was 64,701 UAH, in October — 63,548 UAH, and in September — 61,355 UAH.

Overall, over four years of market operation, Ukrainians invested more than 30 billion UAH in agricultural lands.

According to forecasts, in 2026 the market will remain dependent on the security situation, regional features, and the investment attractiveness of land plots.
