The Cost of Renting Agricultural Land in Ukraine Increased by 36%

Ukraine is experiencing a record rise in rental prices for agricultural land following the launch of the “Land Bank.” In 2025, the average rental rate increased by 36%, reaching 72,200 UAH per hectare. In comparison, in 2024, the corresponding figure was 53,000 UAH.

Price Increases and Regional Differences

According to the CEO of the “Land Bank,” Yaroslav Yaroslavskyi, the subleasing market has significantly intensified. To date, over 74,000 hectares have been transferred for sublease, which has impacted price increases.

“Already 74,000 hectares have been transferred for sublease, and activity in the private market has increased as a result, which is reflected in the prices,” the statement reads.

The highest average prices are recorded in western Ukraine. In particular, in Lviv region, the rental cost for a hectare of agricultural land averages 103,000 UAH, in Ivano-Frankivsk it is 102,000 UAH, and in Chernivtsi it is 101,000 UAH.

The Lowest Prices in the South of the Country

In the southern regions, prices remain traditionally lower. In Kherson region, the average rental cost per hectare is 41,000 UAH, in Zaporizhia it is 45,000 UAH, and in Mykolaiv it is 48,000 UAH.

The main factor influencing the market dynamics is the launch of the “Land Bank,” which has significantly activated the process of subleasing state lands and contributed to the increase of rental rates in various regions of the country.
