Land Price Forecast in Ukraine: Experts Expect a 15% Increase by 2026
The average cost of one hectare of agricultural land in Ukraine at the beginning of 2025 was $2300, and by the end of the year, it increased by 15% to reach $2600.

Land relations expert Volodymyr Nahornyi reported that the trend of rising land prices will continue in 2026. In his opinion, the Year of the Horse will contribute to stability in the land market both in terms of value and the number of transactions.
Expectations of Stability in the Land Market
“The Year of the Horse will bring stability to the development of land market relations. Stability in price growth will be at the level of 10-15%. Stability in the number of transactions will be 10-12 thousand transactions over an area of 25-30 thousand hectares. Absolutely like this year,” the expert noted.
For his part, Deputy Head of the All-Ukrainian Agricultural Council Denys Marchuk confirms this forecast. He believes that land in Ukraine remains one of the most reliable assets for investment. Demand for land among farmers remains high, and price dynamics largely depend on the development of the military situation and overall economic stability in the country.
Growth of the Secondary Market in 2026
Volodymyr Nahornyi specifically emphasized that in 2026, an increase in the number of secondary land transactions can be expected. He explains this by the difficult situation in the country and the desire of some investors who purchased land in 2021-2023 to consider the possibility of exiting their investments.
“The situation in the country is tough, so investors who bought land in 2021-2023 will be thinking about exiting their investments. Given the current price, this will be quite a successful exit, in some cases doubling their investment,” he explained.
Thus, despite challenging conditions, the land market in Ukraine demonstrates resilience, and price dynamics remain positive. Experts predict further growth and stable demand for land among investors and farmers.
