The residential real estate market in the largest cities of Ukraine continues to show a steady increase in apartment prices. Analysts have examined how the median prices for one-, two-, and three-room apartments in Kyiv, Odesa, Lviv, Dnipro, and Kharkiv have changed over the year, revealing significant fluctuations depending on the region and type of housing.

Price Dynamics for One-Room Apartments

In October 2025, the most affordable one-room apartments remain in Kharkiv, with a median price of 866,000 UAH ($21,000), which is 16% higher than last year. Dnipro ranks second among “budget” cities with a price of 1.1 million UAH ($26,000), showing a 5% increase. In Odesa, during the same period, the median price rose to 1.7 million UAH ($40,000), marking a record increase of 22%.

Kyiv and Lviv traditionally remain the most expensive cities for purchasing one-room apartments. In Kyiv, the price reached 3.2 million UAH ($76,000), which is 13% higher than in October 2024. In Lviv, this figure stands at 2.3 million UAH ($55,000), with a 10% increase.

Prices for Two- and Three-Room Apartments

The segment of two-room apartments is also showing a trend towards price increases. Kharkiv recorded the fastest growth at 24%, reaching 1.4 million UAH ($33,000). Dnipro shows the lowest dynamics among the analyzed cities, with an increase of only 3% (1.5 million UAH, or $36,000). In Odesa, prices jumped by 18% to 2.3 million UAH ($55,000). Kyiv and Lviv noted increases in median prices of 11% and 14%, respectively (4.8 million UAH / $114,000 in Kyiv and 3.1 million UAH / $74,000 in Lviv).

For three-room apartments, the lowest median price and the highest growth were recorded in Kharkiv: 1.8 million UAH ($43,000), which is 22% higher than in October 2024. In Dnipro, the price for such apartments is 2.1 million UAH ($50,000), with a 12% increase. In Lviv, the median price reached 3.9 million UAH ($92,000), also with a 12% increase. In Odesa, prices rose by 17% to 2.9 million UAH ($69,000).

Kyiv remains the most expensive city for purchasing a three-room apartment: the median price in October 2025 was 7.1 million UAH ($168,000), with a 14% increase over the year.

“Overall, the apartment purchase market in major cities of Ukraine shows moderate but stable price growth. Housing is increasing most dynamically in Kharkiv and Odesa. In Dnipro, prices remain at last year’s level, while Kyiv and Lviv maintain their status as the most expensive cities,” the study states.
