Increase in Land and Share Prices in Ukraine in 2025

In 2024, prices for agricultural land in Ukraine steadily increased. According to 24 Channel citing Opendatabot, in December 2024, the average land price slightly decreased, but by spring, the price increase resumed.

Current Land Prices and Expert Forecasts
By the end of April 2025, the average price per hectare of land in Ukraine is 86,655 hryvnias, which is a significant increase compared to the beginning of the year when it was 54,642 hryvnias. This indicates a price increase of nearly 1.6 times within a few months.
The Minister of Agrarian Policy and Food of Ukraine suggested that in the coming years, land prices may rise by approximately 20% more. Since the opening of the land market in 2021, the price per hectare has increased from 39,000 hryvnias to 46,000 in 2024, indicating a long-term growth trend.
“Since the opening of the land market in 2021, the price per hectare of land in Ukraine has already risen from 39,000 to 46,000 hryvnias. This indicates stable demand and an increase in land value,” emphasized lawyer and managing partner of Law Firm Winner Igor Yasko in a comment to 24 Channel.
Changes in Share Prices in 2024
When comparing land prices to the same period last year, the difference is even more significant. In April 2024, the average share price was 45,174 hryvnias per hectare, which is nearly half of the current prices. The difference is 41,481 hryvnias, indicating a rapid increase in land value over the past year.
