Overview of Prices for New Buildings in Ukrainian Cities: Where the Most Expensive and Cheapest Housing Is

The cost of new housing on the primary market in Ukraine has undergone significant changes in various regions recently. In Lutsk and Rivne, prices for apartments in new buildings increased by 7%, in Zhytomyr by 8%, and in Ternopil and Khmelnytskyi by 10%.

Dynamics of Changes in the Real Estate Market

In the cities of Kyiv, Chernihiv, Kharkiv, Uzhhorod, Chernivtsi, and Odesa, there were minor fluctuations in housing prices, which did not exceed one percent in either direction. In Sumy, Vinnytsia, and Poltava, prices per square meter remained unchanged compared to the situation six months ago.

At the same time, in Kropyvnytskyi and Zaporizhzhia, a decrease in prices for new buildings was recorded—by 6% and 5% respectively.

Comparison of Average Prices in Cities

The most expensive city in terms of the cost per square meter in newly constructed residential complexes remains Lviv: here the average price is 57,900 hryvnias. In the capital of Ukraine, Kyiv, the price per square meter of housing is 54,200 hryvnias, while in Uzhhorod it is 47,700 hryvnias.

The cities with the lowest prices for primary real estate include Zaporizhzhia at 24,100 hryvnias per square meter, Sumy at 26,000 hryvnias, Kharkiv at 28,200 hryvnias, and Mykolaiv at 29,100 hryvnias.

In Lutsk and Rivne, prices increased by 7%, as well as in Zhytomyr—by 8%, and in Ternopil and Khmelnytskyi—by 10%.
