Prices for One-Bedroom Apartments in Ukraine Rise Despite Decreased Demand

In March of this year, the secondary housing market in Ukraine is experiencing an increase in prices for one-bedroom apartments in most regions. However, despite the rising prices, buyer interest is significantly declining.

Changes in the Real Estate Market
The number of listings on the market has increased, with the most significant growth noted in the Kharkiv, Poltava, and Khmelnytskyi regions. At the same time, demand for housing has decreased: in the Zakarpattia region, it has fallen by 19%, in Zaporizhzhia by 16%, in Mykolaiv by 13%, and in Dnipropetrovsk by 12%. Lviv region is also showing a demand decline of 9%.
Price Dynamics
Despite the drop in demand, the Chernivtsi region recorded the highest increase in prices for one-bedroom apartments (+8%), followed by Lviv region (+4%). Prices also rose by 3% in Zakarpattia, Zhytomyr, Cherkasy, Chernihiv, Kharkiv, and Zaporizhzhia regions. Meanwhile, prices in Volyn and Kherson regions have decreased by 4%.
Among the regions with the highest prices for one-bedroom apartments, Kyiv ranks first at $90.37. Lviv region has a price of $73,508 (+4%), Zakarpattia – $69,691 (+3%), Vinnytsia – $56,743 (+2%), and Chernivtsi region – $54,083 (+8%). As for the primary market, the average cost per square meter in most regions has increased by 1-2%. The highest prices are recorded in Kyiv – $1,358 per square meter, Zakarpattia – $1,137, Lviv – $1,076, Kirovohrad – $1,059, and Dnipropetrovsk – $1,058.
