The average rent for a two-room apartment in major cities like Warsaw, Krakow, or Wroclaw ranges from 2500 to 4000 zlotys per month. Meanwhile, the monthly mortgage payment for similar housing (assuming a 20% down payment) typically ranges from 2200 to 3500 zlotys per month, depending on the loan term and interest rate.

Renting is often contracted for a year and depends on the owner’s decision, who can not only increase the rent but also refuse to extend the contract after it expires.

To buy an apartment in Poland, you need to have a down payment of 10–20% of the property’s value, which amounts to between 50,000 and 100,000 zlotys. It is also important to consider additional costs: notary fees, taxes, repairs, and other associated payments.

In the long term, the total monthly mortgage payments are often lower than the cost of renting. Moreover, purchasing housing is an investment in one’s own property, which may increase in value over time.
