Renting Suburban Houses in Ukraine Has Significantly Increased: Prices by Region

The cost of renting suburban houses in Ukraine has risen sharply in April 2025. The most noticeable price increase was recorded in the Odesa region, where the median rental price jumped by 80% compared to the same period last year, reaching 18,000 UAH per month.

Price and Demand Dynamics by Region

In the Lviv region, the median rental rate for houses increased by 4% and stands at 27,000 UAH. At the same time, the number of listings on the market decreased by 11%, and the number of responses to advertisements also fell by 23%. Meanwhile, demand here significantly exceeds supply: there are an average of 10 responses for each listing.

In the Ivano-Frankivsk region, the median price has risen by 20% to 12,000 UAH. Analysts note that in April 2025, the number of listings for suburban house rentals increased by 11%, while the number of responses grew by 6%.

In the Kyiv region, renting a suburban house is the most expensive in Ukraine. The median price in April 2025 is 103,000 UAH, which is 37% higher than last year’s figure. Despite an 18% decrease in demand in the region, it remains the highest in the country.

How to Rent a House Safely: Lawyer’s Advice

A number of experts highlight the risks of fraud when renting housing. Among the most common cases are renting a house without the owner’s knowledge or renting properties owned by third parties or under mortgage. To avoid such situations, it is recommended to sign an official rental agreement that includes the following parameters:

  • Full names and addresses of the parties to the agreement (passport details if desired).
  • Description of the rental object: apartment, house, part of a house, etc.
  • Date of signing and duration of the agreement, as well as the procedure for its extension or termination.
  • Amount and method of payment (cashless or cash) with the preservation of relevant supporting documents.
  • Procedure for paying utility bills – who pays and how.
  • Issues regarding the security deposit and conditions for its return.
  • Acceptance certificate with a detailed description of the property and the condition of the object at the time of occupancy.

“The security deposit is the amount you give to the landlord along with the first rent payment ‘as a credit for the last month.’ For the landlord, it guarantees the integrity of the apartment and the property inside. This means that if, for example, furniture or appliances are damaged, the cost of the damages will be deducted from this deposit upon moving out. It will also cover any debts for unpaid utility bills or rent payments,” lawyers note.

Experts advise keeping receipts for cashless payments, and for cash transactions, adding a relevant appendix or receipt to the contract. This approach will help avoid misunderstandings with the landlord and protect your rights as a tenant.
