Ternopil Shows the Highest Rate of Housing Price Growth in Ukraine

Ternopil has become a leader among Ukrainian cities in terms of the dynamics of housing price growth. Despite the city traditionally being considered one of the most affordable in the west of the country, all types of apartments have increased in price over the past year.

Price Dynamics of Apartments in Ternopil in 2025

According to analytical calculations, in 2025, Ternopil has seen a significant increase in housing prices in both the primary and secondary markets. In particular, in the primary market, the price per square meter has risen by 10% compared to last year. At the same time, in the secondary market, apartments have become more expensive by 11–15% depending on the type of housing, and in currency equivalent, by 8%.

The cost of a one-bedroom apartment in the secondary market currently stands at $43,000, which is 13% more than six months ago. A two-bedroom apartment can be purchased for $65,900 (15% more), while a three-bedroom will cost $73,000 (an 11% increase).

Housing Affordability and the Rental Market Situation

According to estimates, the average resident of Ternopil would need to save their entire salary for about six years to buy a one-bedroom apartment. For a two-bedroom, this period is over 9 years, and for a three-bedroom, just over 10 years.

“To buy an apartment in Ternopil, the average worker would have to save their entire salary: for a one-bedroom — about 6 years, for a two-bedroom — 9.3 years, for a three-bedroom — 10.3 years.”

At the same time, the rental market in the city remains stable. The average rental price for a one-bedroom apartment is 10,500 hryvnias per month, for a two-bedroom — 12,700 hryvnias, and for a three-bedroom — 14,800 hryvnias.
