The Cost of Renting One-Bedroom Apartments in the Largest Cities of Ukraine Has Significantly Increased

Over the past six months, several major cities in Ukraine have seen a rise in rental prices for one-bedroom apartments. According to analysts, in most cases, the increase has been the only trend, with the largest jump recorded in Odesa — the rent for one-bedroom housing has risen by 38% and now averages 11,000 UAH per month.

Trends in Rental Prices in Ukrainian Cities

In addition to Odesa, a noticeable increase in rental costs has been observed in Kyiv — by 14%. In Dnipro, prices have risen by 10%, in Rivne and Ivano-Frankivsk — by 4%, and in Lviv — by 1%. In other major cities, according to analytical data, rental prices have remained stable.

As of June 2025, the average rental cost for one-bedroom apartments across Ukraine ranges from 4,000 to 19,000 UAH depending on the region. The most expensive rent for such housing is in Uzhhorod — averaging 19,000 UAH, in Kyiv — 18,300 UAH, and in Lviv — 17,000 UAH. The lowest prices have been recorded in Kharkiv, where a one-bedroom apartment can be rented for 4,000 UAH, as well as in Zaporizhzhia (5,000 UAH), Mykolaiv (6,000 UAH), and Kropyvnytskyi (7,000 UAH).

What to Consider When Renting an Apartment

Cases of fraud during housing rentals have become more frequent in Ukraine. These involve situations where an apartment is rented out without the owner’s consent, belongs to other individuals, or is under mortgage. To protect themselves from unscrupulous landlords, experts recommend signing a written rental agreement with a clear list of key points:

  • Full names and addresses of the parties (passport details if desired).
  • Description of the rental object (apartment, room, house, etc.).
  • Date of the agreement and its duration, as well as the procedure for extending or terminating the agreement.
  • Amount and method of payment (to a bank account or in cash), as well as recommendations for keeping receipts or signing acknowledgments in case of cash payments.
  • Procedure for making utility payments — who pays and by when.
  • Issues regarding the payment and return of the security deposit, which serves as a guarantee for the integrity of the property and covers potential damages or debts.
  • Preparation of an acceptance certificate with a detailed description of the apartment’s condition and existing property.

“The security deposit is the amount you give to the landlord along with the first rental payment ‘in lieu of the last month’. For the landlord, it guarantees the integrity of the apartment and the property inside. This means that if, for example, furniture or appliances are damaged, the cost of the damages will be deducted from this deposit upon moving out. It will also cover debts for unpaid utilities or rent payments,” lawyers note.

Following these tips will help avoid many unpleasant situations when renting housing and ensure legal protection for both parties of the agreement.
