Where to Find the Cheapest One-Bedroom Apartments in Ukraine: A Price Overview by Regions

The situation in the Ukrainian residential real estate market is changing due to economic instability, which affects both demand and prices. More and more citizens are interested in which region today offers one-bedroom apartments for under $40,000, and which areas remain the most affordable despite the overall rise in prices.

Prices for One-Bedroom Apartments by Region

Experts have analyzed the secondary real estate market in Ukraine, comparing the average cost of one-bedroom apartments in various regions. Overall, prices continue to rise in most regions. However, in four regions, a decrease in housing prices of 3–7% has been recorded over the month. These regions are Zhytomyr, Chernivtsi, Mykolaiv, and Zaporizhzhia.

Regions with the Most Affordable Prices

The most favorable conditions for purchasing a one-bedroom apartment are offered in Zaporizhzhia, where the average price is $16,500. The following regions follow:

  • Kherson — $17,000;
  • Mykolaiv — $19,000;
  • Sumy — $20,000;
  • Kharkiv — nearly $25,000;
  • Kirovohrad — $32,000;
  • Poltava — $35,000;
  • Chernihiv — $35,500;
  • Khmelnytskyi — $38,500.

In contrast, one-bedroom apartments in the capital, Kyiv, are significantly more expensive. The average price in November was $95,500. When considering the districts of the capital, the Pechersk district remains the most expensive — here, one-bedroom housing averages $200,000, while the most budget-friendly option is found in the Desnyanskyi district, where the average price in November was $50,000.

“In four regions, prices decreased over the month by 7% to 3%. These regions are Zhytomyr, Chernivtsi, Mykolaiv, and Zaporizhzhia.”

Regarding demand, it began to recover in November in the secondary market: an increase in the number of search queries was recorded in most regions. The most noticeable increase in demand was observed in Ivano-Frankivsk (+20%), Cherkasy (+13%), and Chernihiv (+11%) regions. At the same time, in frontline regions, particularly in Kherson (-12%) and Zaporizhzhia (-13%), demand has decreased.

The supply in the secondary real estate market is predominantly decreasing: the most significant declines occurred in Kirovohrad (-11%), Zakarpattia (-9%), and Ivano-Frankivsk (-8%) regions. In some regions, a slight increase in supply of 1–2% is observed. In Kyiv, November recorded the largest positive dynamics: the number of listings increased by 6%.
