Which Regions of Ukraine Are Most Attractive for Investors in Industrial Real Estate
The industrial real estate market in Ukraine has undergone significant changes over the past year — the number of offerings has increased substantially, while the average price per square meter has decreased by nearly 8%. Owners are more actively listing factories, warehouses, and production spaces for sale, which may be linked to business restructuring, production relocation, or the need to quickly obtain liquidity.

Price and Demand Dynamics in Different Regions
From December 2024 to October 2025, the average price for industrial real estate decreased from $266 to $246 per square meter, representing a decline of 7.7%. At the same time, the number of properties offered for sale rose from 937 to 1,134, an increase of 21%. This indicates growing seller activity amid market transformation.
“In Kyiv, the average price for industrial properties in October was around $465 per square meter. This is 100% higher than the average price in Ukraine – $233. Meanwhile, over the year, capital prices decreased by 21%, while in many regions there was either a softening of the decline or even growth – indicating a certain market stabilization.”
The western regions of Ukraine and the outskirts of major cities, particularly Volyn region and areas considered safer, are demonstrating stability or even price increases in industrial real estate. This underscores their strategic appeal for investors seeking reliable locations for business development.
Market Structure Changes and New Opportunities for Investors
The market structure has changed: the share of large properties (over 1,000 square meters) has significantly increased. At the same time, small and medium-sized spaces remain scarce, which supports their relatively high value. The increase in the number of offerings combined with price reductions opens new prospects for buyers, especially for those interested in large industrial sites or warehouses with potential for modernization or repurposing.
